A hectare of farmland in Italy is worth €22,400 on average (2024 data). The figure comes from the land market survey (Indagine sul mercato fondiario) of the CREA, Italy's council for agricultural research. The edition was published in November 2025. In the North-East the average rises to €47,100, in the Islands it falls to €8,600. Compared with 2023, the national average value grew by 1%.
The CREA estimates the value of bare land: buildings and plantations are left out. The figures are for 2024 and rounded to the nearest hundred euro per hectare.
The CREA warns that the 2024 data cannot be compared with earlier editions. It has updated the surface areas and the boundaries of the agricultural regions.
Average value of one hectare, by area (euro, 2024)
This is what the CREA writes:
The values are estimated by local experts (brokers, professionals, technicians from farm organisations and public bodies). For the CREA they are broad indications only: for a specific plot you need a valuation by a technician.
Current prices rose by 1% in 2024, while inflation fell from 5.4% to 0.8%. For the CREA this is a slight positive sign in real terms, not seen for 20 years. Sales recorded by the notaries' council (Notariato) were over 180,000, +1.7% on 2023. 57% of the deeds concern land worth less than €10,000. The most active buyers are farmers. Sellers are often people who have stopped farming or who inherited land they do not want to farm.
For the CREA, the rental market stayed broadly stable in 2024. The CREA cites the 2020 Census of the ISTAT (Italy's national statistics institute): about 6.2 million hectares are farmed under rent or free use. That is 50% of the utilised agricultural area. Demand comes from young farmers, well-organised farms and renewable energy operators. Supply grows when older farmers leave the business.

Land · Farm Leases · Law 203/82
A farm lease "in derogation" (affitto agrario in deroga) is a contract where the owner and the tenant agree on rules different from those of the law on agricultural contracts. It is valid only if signed with the assistance of the professional farmers' organisations. The standard rule is a minimum length of 15 years.

Land · Pre-emption · Land Sales
When farmland is sold, some people have the right to buy it first, on the same terms offered to a third party. This is the agricultural pre-emption right (prelazione agraria). It belongs to a tenant who is a direct farmer (coltivatore diretto, a farmer who works the land personally) and has farmed the land for at least 2 years. Without such a tenant, it goes to a neighbouring direct farmer. The holder of the right has 30 days to use it. If the seller does not notify them, they can buy back the land within one year of the sale being registered.
